Arizona Trio Arrested in Scheme to Exploit Deceased Person's Assets

Three individuals in Arizona face multiple felony charges for allegedly renting out a deceased person's home, selling their cars, and possessing stolen property. The suspects are accused of conspiring to profit from the exploitation of the victim's estate.
Phoenix, Arizona - Three Arizona residents have been apprehended in connection with a fraudulent scheme involving the exploitation of a deceased person's assets, according to the Mohave County Sheriff's Office. Kevin Andrew Strawbridge, 38, Jami Demaria, 30, and Cheyenne Keller, 29, were arrested after a month-long investigation into reports of squatters occupying a deceased person's home.
Through the course of the investigation, authorities determined that Strawbridge and Demaria were the masterminds behind the unlawful renting of the decedent's home. They are also accused of stealing and selling three vehicles belonging to the deceased. Keller allegedly played a role by notarizing the fraudulent vehicle titles.
In addition to the charges related to the deceased person's home and vehicles, Strawbridge is facing additional charges for the burglary of another deceased person's residence. Keller is also implicated in a separate criminal case involving the burglary of a military veteran's home and the theft of his vehicle.
While executing search warrants as part of the investigation, deputies recovered two stolen vehicles, an unreported stolen vehicle, and various stolen items linked to other victims. Drug paraphernalia, firearms, and narcotics were also seized.
Strawbridge, Demaria, and Keller all face felony charges for conspiracy and fraudulent schemes. Strawbridge faces additional felony charges for burglary, possession of stolen property, and trafficking stolen property. Demaria faces additional charges for burglary and trafficking of stolen property.
Keller and a fourth suspect, identified as Wolf, who were present at one of the search locations, face felony charges for drug possession and illegal firearms possession. An ongoing investigation is underway, and the Mohave County Sheriff's Office has declined to comment further at this time.
The case highlights the importance of protecting the assets of deceased individuals from exploitation and the consequences of engaging in fraudulent schemes involving stolen property.
